A range is not a contract

The prices on this site, and any range the estimator shows, are preliminary. They are based on the rates then published on the site and on what you type in. They are not an offer, not a bid, and not a booking on the calendar.

Work starts only after Mike has looked at the floor and you have a written price you both accept. That written price can be higher or lower than the range on the screen. Moisture, subfloor condition, furniture, transitions, stain, and access can all change it. If the size you entered is off, the price changes with the measured size.

Some projects do not get a number online. Water damage, an unknown size, or a repair without a board count needs a closer look. The site will say so instead of guessing.

Service area

The usual area is about 50 miles from the Taneytown office. The estimator checks the ZIP code. Outside that area, you can still send the project. A visit is not promised, and a range shown for that ZIP is still only a starting point.

Rates can change

The rates on the pricing page can be updated. A range you already received keeps the rates that were in effect when it was calculated. It still is not a contract. Payment terms, the schedule, and any warranty are written on the quote Mike gives you after he sees the floor. This website does not set a deposit, a payment schedule, or a warranty by itself.

Photos and what you type

You are responsible for the measurements and answers you enter. Photos you upload stay private and are used to look at the project. Uploading a photo gives Mike's Flooring permission to use it for that estimate. It does not give permission to publish the photo on the website.

The website itself

The photographs show hardwood floors, repairs, and stairs. They are not a promise that your floor will look the same. The site can be unavailable, and a calculation can be wrong if the information is incomplete. Call or text if something on the page does not match what you expected.
