Sanding and refinishing is for hardwood that is already down and still worth saving. The work sands the old finish off and puts a new finish on the same boards.
Choose refinishing when the boards are solid and the problem is wear, scratches, or an old finish. Choose replacement when the boards are badly damaged, cupped from water, or too thin to sand again. If you are unsure, the visit is how that gets decided. The site will not tell you to sand a floor it has not seen.
The online range uses a natural-finish rate. Stain is an added charge per square foot when you want color. Both numbers are on the pricing page.
A visit may still be needed to check the finish, the board thickness, and moisture. Dust, furniture, and how the rooms connect change the schedule even when the square footage stays the same.
The range is not a contract. The final price is the one Mike gives you after he sees the floor. Water damage does not get a refinishing price online.
