Pricing
What a hardwood floor usually costs.
Installation labor
$3.50–$5 per sq ft. This is the labor to install the floor. It does not include the hardwood if you already bought it.
Solid oak material
$4.50–$6.50 per sq ft. Used only when Mike supplies solid oak. Waste is added to the material order, not to the labor.
Material waste
10% on materials only. Added to the material order when Mike supplies the flooring.
Sanding and refinishing
$3.75–$5.50 per sq ft. Sanding and a natural finish on hardwood that is already down.
Stain
$1.25 per sq ft. Added when the refinish includes stain.
Minimum job charge
$950 per job. Small jobs are brought up to this amount when the calculated price is lower.
Carpet removal
$1.50 per sq ft. Taking up carpet before the new floor goes down.
Hardwood removal
$2.50 per sq ft. Taking up an existing hardwood floor.
Board repair
$35 each. Replacing a damaged board when you know how many boards need work.
Stair tread
$100 each. A straight stair tread. A complicated staircase still needs Mike to look at it.
Transition
$45 each. A transition piece where the hardwood meets another floor.
Square footage
More floor usually means more labor. Room sizes are what you measure, not a guess from a photo.
Who supplies the flooring
Labor is priced on its own. Solid oak is added only if Mike supplies the material, with 10% waste on that material.
What is already down
Carpet and existing hardwood are separate removal rates.
Finish
A natural refinish and a stained refinish are different rates.
Repairs and stairs
Boards, treads, and transitions are priced by the piece.
Conditions the range cannot see
Water damage, an unknown size, or a repair without a board count stops the calculator. Those need a closer look.
